Boiler servicing for landlords

If you are the landlord of a property then by law:
  • you are responsible for the gas safety of the property;
  • you must therefore maintain gas boilers and other gas equipment to a satisfactory level. This means an annual service of your gas boiler and other gas appliances;
  • you must have a valid gas safety certificate in place.
Your responsibilities don't end there.

You need to give your tenants a copy of the gas safety certificate within 28 days of its production.

You also need to show your tenants how to turn off the gas in the event of a leak.
